Buffalo Crossing at Lorson RanchIn January, the El Paso County Planning Commission heard a request from the Lorson North Development for the approval of the final plat for The Buffalo Crossing at Lorson Ranch Filing 2. The parcel, which totals 18.7 acres, is zoned as a planned unit development and is north of Old Glory Drive and west of Journey Drive.The final plat includes 145 single-family residential lots and a public right-of-way.William Haines spoke in opposition, concerned about open space, the condition of the parks after rainstorms and the welfare and safety of the children living within the Lorson Ranch Subdivision. Haines cited a lack of speed bumps and police patrol.The planning commission unanimously approved the request, which will now go before the El Paso County Board of County Commissioners.WaterburyThe planning commission also heard a request from 4 Way Ranch Joint Venture LLC for the approval of the final plat for the Waterbury PUD. The final plat area total is 22.318 acres within the total 322-acre Waterbury PUD and is northwest of Highway 24, southeast of Eastonville Road and north of Stapleton.The final plat request consists of 67 single-family residential lots on about 12.2 acres, 4.7 acres of right-of-way, 0.4 acres of private alley ways and 5 acres of open space. The commissioners unanimously approved the request, which will be sent to the BOCC.Minibelly Greenhouse DevelopmentThe planning commission heard a request from Black Forest Mission LLC, a property owner in Black Forest, to build a greenhouse larger than 1 acre. The parcel at 4135 Shoup Road is zoned residential rural and is within the Black Forest Preservation Plan.Several community members spoke in opposition to the request, citing the location as the biggest issue. Dean Steward, Black Forest resident, said the facility was a commercial one used to make money, not for residential use. Realtor Barbara Spear said she was concerned about decreased property values in the area. Resident Tim Spear said he was concerned about water sufficiency and the effect on wells in the area. The commissioners voted 6-2 to deny the request. This item will be forwarded to the BOCC for consideration.The Reserve at Corral BluffsThe BOCC heard a request from the Corral Ranches Development Co. for the approval of the final plat, which includes six single-family lots and a public right-of-way. Each parcel totals 32 acres and is zoned RR-5. It is located south of Blaney Road, west of Davis Road and at the dead end of Hoofbeat Road (to the south and west). The BOCC unanimously approved the item.Ellicott Town Center Metropolitan DistrictThe BOCC heard a request from the Ellicott Town Center Metropolitan District for approval of an amendment to the Colorado Revised Statutes Title 32 Special District service plan for the district. The district is south of Highway 94, east of Peyton Highway, west of Ellicott Highway and north of Handle Road. The proposed amendment would change the water and wastewater service provider from the Sunset Metropolitan District to the ETCMD. The BOCC unanimously approved the item.
