The bikini-clad baristas of Bikini Xpresso are back at the intersection of U.S. Highway 24 and Meridian Road in Falcon, Colo. The company recently turned over its location to Falcon Coffee, which operated for about two weeks before selling back to Bikini Xpresso. The sudden disappearance and reappearance brought attention to the eclectic collection of small businesses that seasonally call the property home.ìWe sold it, but the new owners didn’t get any business, so we helped them out and bought it back,î wrote Bikini Xpresso owners on their Facebook page. The reopening of the coffee shop brings back Falcon’s only drive-through exclusively coffee business.The property is also home to a farmersí market stand, rent-to-own shed display and garden supply greenhouse. A Christmas tree lot also uses the corner. JoJo’s Treats ice cream, BBQ stands and other food trucks have been located there in the past, including car sales.Property owner Sam Thomas said the mix of businesses works well until a more permanent development solution is found. ìI get a call or two a week from someone wanting to set something up in there,î Thomas said. ìI’m not interested in having a flea market. The stuff that is there works really well.îThe property has changed hands several times in the last decade, with Thomas owning it twice. ìWe bought it, then we sold it to Diamond Shamrock, they sold it to Arby’s, and then when they had financial problems it went up for auction and we bought it back,î Thomas said.Thomas’s wife, JoAnn George, ran JoJo’s Treats until she sold the stand to a team hoping to use it for fairs. ìShe had great product, great customers and the support of the community,î Thomas said. ìWe did well with the ice cream. But if she had to pay the rent of the strip malls around here, she wouldn’t have made it.îZoning and potential highway expansion plans have interfered with Thomas’s plans to sell the property. ìThe county one night changed the zoning to community commercial instead of planned business park,î Thomas said. ìWith Highway 24, no one’s ever actually contacted me on that. I’ve tried calling them and they don’t even know what they’re going to do. So I’ve been hanging on to try to make some more money out of it.îThe needs of potential corporate clients with land use issues have kept other larger firms from buying the property. ìI don’t want to spend a bunch of money platting it just so they would buy it, then have them do something else,î Thomas said. ìWithout it being platted the big companies don’t want it.î Thomas said he hoped to develop the property himself at some point. ìI would love to put a small hotel on there, a carwash or a truck stop.î
