Instead of 1,571 additional lots, the developers have asked for 846 lots, a reduction of almost half.†This plan covers 912 acres out of the total of 1,459 acres.†Filing 1 and 2 plus the golf course (204 acres) are the lots†already developed with lots a minimum of 2.5-acres.Read on for details.†† ††a. 27 5-acre lots around the eastern half of the development, all located along the boundary of the development as a buffer ó relatively unchanged from before† ††b.†49 2.5-acre lots in the trees and all around the golf course ó unchanged from before† ††c.†632 1/2-acre lots and 138 1/3-acre and 1/4-acre lots ó largest change ó much larger lots than the plan that had 1,571 lots in this area† ††d.†The golf course is watered with Arapahoe aquifer water.† † †e.†There is still no Milam Road connection on the southwest corner.† † †f.†There is still a new fire station and commercial area on the far northeast corner.† ††g.†The plans remain for a 225-room hotel with 16 casitas (small time-shares?). The new additions is for 50 “branded units” around the hotel. Does that mean more time-shares, rentals, fancy cabins for hotel guests?† ††h.†They claim they have 204 acres of “open space” but much of this is the golf course, so to us this doesn’t meet the criteria of open space in the trees.† ††i.†Cherokee Metro is still providing water. Why the change?† ††a.†They would probably say that “market conditions” led to larger lots, which would be more marketable.† ††b.†They might be worried that Cherokee cannot provide enough water.†The former plan would have required about 500,000 gallons of water per day.† ††c.†They might be worried that the former plan was so far outside the county master plan that it might be denied.† ††d.†They might have realized some of the traffic, safety, congestion and other problems that a little “town” might create. The Black Forest Land Use Committee is still opposed to this development, and keeping an eye on the situation.†
