Update on Falcon Marketplace

A representative from the Falcon Marketplace development company provided the following information to The New Falcon Herald.†Defined per lot:††Lot 1 (west of King Soopers): This is in escrow to sell the 4-acre parcel to a single retailer (the retailer wishes to remain anonymous at this point). If the sale is completed, the†property will probably be acquired in late 2023, and the retailer could open by late 2024.††Lot 2: King Soopers is making progress. They were slowed down quite a bit because of††wet soils, but they have jumped that hurdle. A best guess is that the store will be open by†the end of 2023.††Lot 3: King Soopers fuel: Currently, no further information is available.†Lot 4: Discount Tire is making progress. They should be ready to open by mid-summer.††Lot 5: Freddyís Steakburgers: The source said they have not received their permits.Lot 6: Chipotle: Although the company has not publicly announced plans (The Gazette reported on their plans to open in the Marketplace), research on El Paso Countyís website reveals they are almost finished with their†planning approvals and getting close to receiving their building permits.††Lot 7: There is a multi-tenant building planned for the ìhard cornerî of Meridian and Woodmen roads. They are going vertical with their building and could be open for business†with tenants at the end of summer. A dental office will be occupying one space.Lot 8: Panda Express ó They should be open in 30 days.††Lot 9: Slim Chickens ó Same as above†Lot 10: Super Star Carwash ñ- open in 30 days as well†Lot 11: Dutch Bros ó open and doing well††Note: Evergreen Devco is still working on installing the vertical shared signs. There will be two 30-foot-tall signs installed along the Woodmen Road frontage. The underground†electrical work has started, and the project should be completed in 30 days.
