After receiving approval for a planned unit development in 2007, followed by a period of inactivity, the Rock Springs development in Peyton is moving forward again.In February, representatives of the Rock Springs Group LLC, headquartered in Castle Rock, Colo., appeared before the El Paso County Planning Commission.The Rock Springs Group requested approval of a preliminary plan for 170 single-family residential lots occupying 462 acres: 199 acres for open space, trails, a landscape buffer, community amenities, water treatment and storage facilities and 53 acres for rights of way.The development is located east of Peyton Highway between Sweet Road and Murphy Road.The Rock Springs Group also requested that the county approve the location of a 500,000-gallon potable water storage tank and a water treatment facility. The facilities will be located within the development’s boundaries, serving the development’s future residents.According to documents submitted to the planning commission, water will come from wells within the development’s boundaries.The planning commission approved the three applications.Project manager Craig Dossey from the county’s development services department said only the preliminary plan required approval by the El Paso County Board of County Commissioners, but the locations of the water tank and treatment facility do not require their approval.
