Percheron, located at the intersection of East Woodmen Road and Banning Lewis Parkway between Mohawk and Golden Sage roads, is a planned development spanning 887 acres. Classic Homes, Lennar and Vantage Homes are the development’s builders. All three builders have multiple floor plan options.
Tim Seibert, senior vice president of Norwood Development Group, said the Colorado Springs City Council approved a master plan allowing for 2,650 to 2,900 residential units in 2022. “Phase 1 includes 433 single-family lots offering a diverse mix of home types, including traditional single-family homes, townhomes and homes with optional accessory dwelling units,” Seibert said. He said the lot sizes range from about 2,086 square feet for townhomes to 10,150 square feet for single-family homes.
At this time, Seibert said there are no multi-family buildings planned although the approved zoning allows up to 24.99 dwelling units per acre.
Bria Yatsko, director of marketing for Norwood Development Group, said the master plan not only includes housing, parks and open space, but also a future D 49 school site and a 125-acre regional sports complex. “Most residential neighborhoods will be located north of E. Woodmen Road, while the retail and commercial districts will anchor the south side along Banning Lewis Parkway, with an additional commercial node planned at the northeast intersection corner,” Yatsko said.
The plan includes 600,000 square feet of commercial space. “The goal is a curated mix of convenient, everyday retail paired with locally inspired shopping and dining experiences,” Seibert said. Specific tenants have not been announced as of this writing.
Colorado Springs Utilities will serve the community with water, wastewater, electric and gas service. “Percheron does not rely on private wells or septic systems. This ensures a sustainable and reliable water and wastewater infrastructure aligned with city standards,” Seibert said.
Banning Lewis Parkway will extend north of Woodmen Road to provide a main entrance into the housing development. Seibert said the North Meadows Metropolitan District helps fund that extension. The Metro District owns and maintains common areas and will also help fund and maintain infrastructure such as collector roads, drainage facilities and landscaping. He said Percheron Park District will build and manage community parks.
The children in Percheron are zoned to attend schools within El Paso County School District 49. Yatsko said, “We continue to collaborate with Falcon District 49 to help support the needs of a growing student population within the region.”
The new community will have an HOA, The Percheron Master Association Inc., that will oversee covenants, design guidelines and help review homeowner landscape and improvement plans. Seibert said there will be a professional management company. “It will ensure the community stays well-maintained and cohesive,” Seibert said.
