Meridian Ranch gets ready to grow

On May 24, GTL Development Inc. asked the El Paso County Board of County Commissioners to approve their Planned Unit Development Zoning and Concept Plan for the undeveloped portion of the Meridian Ranch subdivision ñ about 1,619 acres.GTL also asked that the subdivision’s overall PUD plan, which was approved in 2000 and amended in 2006, be changed again to increase the maximum dwelling count from 3,275 to 3,800 for the entire development.Documents prepared by the county’s development services department show that traffic signals will eventually be required at these intersections: Meridian Road and Rex Road; Stapleton Drive and Meridian Ranch Boulevard; Stapleton Drive and Lambert Drive; Eastonville Road and Londonderry Drive; and Londonderry Drive and Rainbow Ridge Drive.The documents also indicate 7 acres are set aside for a neighborhood park, 25 acres for a community park, 230 acres for a regional park and 75 acres for open space, trails and drainage corridors.GTL has set aside two school sites and will require builders to contribute $1,500 per a building permit to the Falcon School District 49 voluntary contribution program.Meridian Ranch Metropolitan District will provide water and waste water treatment.GTL also asked for approval of its plan for Filing 7 in the Meridian Ranch subdivision. The plan consists of 131 houses on 37.5 acres, immediately north of Meridian Ranch Elementary School.The BOCC unanimously approved all GTL applications.
