Development near Stapleton Drive and Meridian Road
Part of the Friends of Falcon mission is to monitor development applications in order to raise awareness of them and let Falcon area residents know when public comment periods come available. Activity has recently picked up on a residential development project at the northwest corner of Stapleton Drive and Meridian Road called “Falcon Reserve.” The development has been in the works for a few years; details of the project’s history and the most current activities are available at https://epcdevplanreview.com/Public/ProjectDetails/174459.
If approved, the developed property would have 160 single-family lots at urban densities. The residential development is consistent with Paint Brush Hills immediately to the west, but Friends of Falcon has concerns with the traffic impact it would create, especially when compounded by traffic from other planned residential developments to the south and west. Friends of Falcon also has concerns that the project’s traffic impact study does not address the inevitable impacts at Towner Avenue intersections near Falcon Middle School and Bennett Ranch Elementary School.
As to comment periods, the project does not yet appear on the public calendars for the El Paso County Planning Commission or the EPC Board of County Commissioners, but residents can offer their opinions now by sending an email to PCDHearings@elpasoco.com and referencing “SP252.” Friends of Falcon will continue to monitor the progress and keep everyone updated via their email distribution list and on their website at https://TheFriendsOfFalcon.org
