- Approval of the application for preliminary acceptance of certain streets within Meridian Ranch Estates Filing No. 2 subdivision into the EPC road maintenance system
- Final release of a construction collateral bond within Meridian Ranch Estates Filing No. 2, in the amount of $1,588,429.49
- Final release of an early grading bond for Filing No. 4B, in the amount of $233,704
- Conditional final release of a grading and erosion control bond for Filing No. 11, in the amount of $172,456, and an additional ,730 in collateral, contingent upon seeding and mulch replacement following the grading process
- Final release of an early grading bond for Filing No. 1, in the amount of $565,308
The commissioners approved all of the requests.
GTL DevelopmentThe EPC Planning Commission heard a request from GTL Development LLC for approval of the final plat to create 145 single family lots on 31.62 acres, 12.10 acres of rights-of-way, and 11.84 acres of tracts for open space, a community park, drainage, and utilities. The property is located off the extension of Rainbow Bridge Drive between Rex Road and Londonderry Drive. The commissioners unanimously approved the request.
Shops at Meridian RanchDoug Woods, vice president of GTL, said he has confirmation of two businesses that have signed leases for two spaces within one of the 10,000-square-foot buildings planned for the corner of Stapleton Road and Meridian Road: Meridian Ranch Liquor and Nanaís Kitchen.The Meridian Ranch Metropolitan District will lease about 2,000 square feet of office space in between the two businesses, Woods said.Construction on the first facility, and another 10,000-square-foot building of speculation space is anticipated to start in mid-May, Woods said.
Meridian Ranch Recreation Center indoor poolA ground-breaking ceremony will take place April 8 at 11:30 a.m. for the start of construction on the indoor pool at the Meridian Ranch Recreation Center, Woods said. Preliminary work has already begun, but construction will not start until after the ceremony, he said.
Springs East AirparkThe BOCC heard a request by Aviation Builders Inc. for a three-year extension of the expired preliminary plan. The property is located at 2365 Log Road, about 1 mile northwest of the intersection of Log Road and McDaniels Road. The expired plan proposed 10 single family lots, with a minimum lot size of 2.5 acres in the Planned Unit Development zone district.At the same time, the commissioners also heard a request for a reconsideration of the final plat approval to extend the time to record to an additional three years.The BOCC approved both requests.
Rock Springs RanchThe BOCC heard a request from Rock Springs Group LLC to extend the expired preliminary plan. The expired preliminary plan included 170 single-family residential lots on 462.63 acres, rights-of-way on 52.82 acres, and 11 tracts on 199.12 acres to be used for open space, trails, a landscape buffer, community amenities and water treatment and storage facilities. The parcel is zoned PUD and is located south of Sweet Road, north of the Murphy Road and Smith Ranch Road intersection. The commissioners unanimously approved the request.
Stapleton Road projectThe BOCC heard a request to approve the acquisition by condemnation of certain property that is necessary to complete the construction of the Stapleton Road project. The commissioners approved the request.
Sterling RanchThe BOCC heard a request by SPF Investors LLC for a map amendment rezone of about 15.4 acres from the residential rural district to the commercial service district. The property is located east of Vollmer Road, north of Woodmen Road and west of Meridian Road.The commissioners also heard a request from 8355 Vollmer Road LLC, SR Land Co., Morley-Bentley Investments LLC and Arvest Bank for a map amendment to rezone about 243.14 acres from the residential rural and the industrial districts to the residential suburban district. The property is located east of Vollmer Road, north of Woodmen Road and west of Meridian Road.The commissioners approved both requests.
Meridian RanchThe El Paso County Board of County Commissioners approved the release of several bonds for public improvements in the Meridian Ranch subdivision. The following bonds were released:$210,471.20 and $50,060.80 for Filing No. 3$42,819.44 for Mt. Harvard Drive in Filing No. 3The BOCC also approved the application for final acceptance of Mt. Harvard Drive and other ìcertain streetsî into the EPC road maintenance system.GTL Development LLC requested approval of a 55.56-acre Planned Unit Development in Meridian Ranch Filing No.8. The site is located off the extension of Rainbow Bridge Drive, between Rex Road and Londonderry Drive and would create 145 single-family lots on 20.43 acres, 12.10 acres of rights-of-way; and 12.46 acres of open space, which includes a 3-acre community park. GTL also asked for approval of the PUD as the preliminary plan as well.The commissioners approved the request.
Stapleton Road extension projectThe BOCC heard a request from George and Linda Tasoulis and Andrew G. Maniatis Trust for a resolution to approve a memorandum of agreement, and to approve and accept temporary construction easements, a special warranty deed and administrative determination from Jan. 13.The board also heard a request from John R. and Linda B. Jennings for a resolution to approve a memorandum of agreement, and to approve and accept temporary construction easements, a special warranty deed, and administrative determination from Dec. 10, 2014.The commissioners approved both requests.
Construction behind 7-ElevenDeveloper Ron Waldthausen said two lots in the Bent Grass commercial filing have been sold to a veterinarian and a dentist. According to the county records, the veterinarian is Amy Clark.
