Work begins on The Commons at Falcon Field

Plans are moving forward for the development of The Commons at Falcon Field.  The property is located southeast of the Woodmen Road and U.S. Highway 24 intersection. The land has two parcels covering 57.67 acres, zoned commercial regional, residential suburban-5000 and residential multi-dwelling.

In September 2024, El Paso County approved The Commons at Falcon Field for 169 residential lots and eight commercial lots. 

On Feb. 10, Falcon Field LLC sold the land to Proterra Properties, a real estate investment, land and project development and property management company. 

According to a letter of intent submitted to El Paso County Planning and Community Development on Feb. 4 from Drexel, Barrell & Co., an engineering/surveying consultant firm, water and sewer will be provided by Woodmen Hills Metropolitan District. The letter stated Mountain View Electric Association and Colorado Springs Utilities will provide electric and natural gas services. Falcon Fire Protection District will provide fire protection and emergency services.

Mike Berger, real estate broker and prior principal with The Commons at Falcon Field, said the infrastructure is paid by the developer and then reimbursed to the developer when bonds for the improvement district are sold. 

A timeline for the development is unknown. A representative from Proterra Properties did not return calls prior to publication.
