Update on commercial developments

New Medical Professional BuildingLast month, T-Bone Construction broke ground on a new medical professional building being built west of Block Buster. Mike Thidault, president of T-Bone Construction said the plan is to lease the two-story, 20,400 sq. ft. building to medical and business professionals. “Basically that means no retailers,” Thidault said. “Doctors, dentists, optometrists, real estate and insurance brokers. People like that.” Thidault said he would not release the names of potential leasers until they are “signed up all the way.” The project is scheduled to be completed the third quarter of 2007.Shops at McLaughlinT-Bone Construction’s other construction project, just south of the Walgreen’s off McLaughlin Road, is currently at a standstill. Thidault said they have not broken ground yet because they are waiting on approvals from the county. Plans include a 6,000 sq. ft building for retail purposes. Thidault said he would not release any information about the list of possible tenants until the leases are complete. One confirmed tenant is a full-service dry cleaning business. The building is scheduled to be completed the end of May 2007.Falcon Highlands Marketplace/Wal-MartStacy Hardin, regional marketing manager for Regency Center’s office in Dallas, Texas, said more than 23,000 sq. ft. of space will be available for lease near the Wal-Mart Supercenter. Hardin said on Dec. 13 Regency Center closed a leasing deal with Comfort Dental, which leased 2,800 sq. ft. “We also have four lots [available for lease] that stand independently from the other retail space,” Hardin said. “That land will be leased by the acre.” She said construction is expected to be completed by July 1.In other “developments”Sam Thomas and Doug Fitzgerald, owner of T.R. Demolition, and three other partners from IBS Enterprise, are placing six acres of prime commercial property near Meridian Road and Highway 24 on the market. The land is for sale at $10 a square foot.Don’s Garden Shop is currently leasing the corner lot across from Diamond Shamrock. The remaining property backs up to the new homes on Meridian and the veterinary hospital.Woodmen Hills Water District provides water and sanitation.Thomas said they are hoping for a total purchase. “Buyers have lots of options,” he said. “Like a Mexican restaurant.” Yes, they say!
