The Sterling Ranch development near the corner of Woodmen Road and Black Forest Road is moving forward.In June, John Maynard of N.E.S. Inc., the development company representing Morley-Bentley Investments, which owns the property, mailed a letter of intent to adjacent property owners saying that Morley-Bentley Investments plans to move ahead with developing Sterling Ranch.The El Paso County Board of Commissioners approved the development’s sketch plan last November.Maynard’s letter of intent describes phase one of the development as consisting of 864 units on 279.1 acres at the southwest corner of the property, including single-family homes (five units per acre), single-family attached or detached homes (8 units per acre), multi-family homes (20 units per acre), commercial (retail and office), open space and a parcel designated for Academy School District 20 as an elementary school site.According to the letter, water will be provided by the Sterling Ranch Metro District through an intergovernmental agreement with Woodmen Hills Metro District, and wastewater treatment will be provided by an IGA with Paintbrush Hills Metro District.Maynard said he submitted the paperwork for phase one to the county’s development services office at the end of August.After an internal review by development services, Maynard said, “It might go to the El Paso County Planning Commission late in the year. So it’s in the process, but it’s not imminent.”The plan for phase one hasn’t changed much from the sketch plan that was approved nearly a year ago.
