Ranch development serves AF bases

“A breath of fresh air,” is what the Davis Ranches logo touts. With views of Pikes Peak, expansive home sites and an equestrian lifestyle, Davis Ranches may be just what some homebuyers are holding their breath for.The development is located south of Falcon Highway and east of Highway 24 at Curtis and Davis roads. The area is in process of development with two spec homes scheduled to be completed in July and an additional two currently under construction.Amanda Vignery, Davis Ranches sales associate, said the new development has a “nice feel to it. Itís a really attractive development.”Vignery said Davis Ranches is an equestrian community that is covenant-controlled with a maximum of two horses allowed on each property. “It makes it unique to have both the equestrian lifestyle and covenants,” she said.The development is comprised of 63 five-acre sites starting at $85,000 per lot. Davis Ranches features four builders – Anderson Homes, Mitchell Homes, Pine Creek Construction and OíNeil Development & Construction. Prospective homeowners may also choose their own builder. The homes are custom to semi-custom with ranch and two-story floor plans.Davis Ranches is being developed by O’Neil Development & Construction, and Kendra O’Neil, owner, said her company is one of the few female-owned development companies in the Colorado Springs area.O’Neil, a 14-year veteran of land development, has been involved with four subdivisions. “There is a high percentage of building east of Colorado Springs,” she said, “A lot of developers are focusing more on urban development, but we’re maintaining a ranch-like feel of living in the country.”Those who purchase property at Davis Ranches have the option to hold it as an investment, build on the property immediately or build in the future.”The target market is varied,” Vignery said. “Investors, the military, Falcon residents, and out-of-state buyers who are looking for an equestrian community, are all people who may be interested in Davis Ranches.”O’Neil said the area may be attractive to military personnel at Peterson and Schriever Air Force bases because of the affordability and proximity to Davis Ranches.”We give military discounts, in support of our troops, on lot prices,” Vignery said.Vignery said completion of Davis Ranches would take several years.A grand opening to include food, cash prizes and gifts is scheduled Aug. 12 and Aug. 13 at the Davis Ranches model office.
