Sales data for the Falcon and Black Forest areas shows that buyers still maintain a firm grip on the local real estate market.From Sept. 19 to May 16, houses in most price ranges stayed on the market more than four months until they sold. Houses priced from $325,000 to $349,999 remained on the market an average of seven months.A comparison of average list and average sold prices during that time indicates that sellers are accepting offers from $4,000 to $15,000 lower than their list price, regardless of the price range.The best selling houses were in the $225,000 to $249,999 price range, with 34 sales between Sept. 19 and May 16.The worse selling houses ranged from $450,000 to $474,999, with no sales from Sept. 19 to May 16.
