Expansion on the eastern plains ñ update

The El Paso County Planning Commission met on March 5 to discuss several items pertaining to development in the Falcon area.Bent Grass subdivisionKari Parsons, planner with the EPC Development Services Department and John Maynard with NES Urban Design, presented a rezoning proposal for a 13.2-acre portion in the southwest corner of the Bent Grass subdivision. The area was previously zoned as part of the planned unit development but the proposal would rezone it to a commercial zone, allowing for future commercial development.The 13.2-acre area contains four lots, three of which are 1-acre lots located along Meridian Road, Maynard said. One of the three lots has been scheduled for the construction of a new 7-Eleven store; and, in addition, a proposed public right-of-way road was approved, which will be called Bent Grass Meadows Road, Maynard said.At the same meeting, Parsons presented the preliminary plan for the four commercial lots and the final plat for the one commercial lot on which the 7-Eleven will be constructed.All three items were unanimously approved and were sent to the EPC Board of County Commissioners March 26, where they all received unanimous approval.Cuchares RanchParsons also presented the final plat for a 16.3069-acre section of the Cuchares Ranch subdivision, which is located south of Drennan Road and east of Marksheffel Road. The final plat would subdivide the section into 70 single-family residential lots and public rights-of-way. The final plat received unanimous approval and was sent to the BOCC on March 26, where it was unanimously approved.
