Tiny housesThe El Paso County Board of County Commissioners unanimously approved a request to amend the EPC land development code to address recent interest regarding tiny houses. The amendments include the following:

  • Adding definitions of recreational vehicle, park unit and tiny house to Chapter 1
  • Modification of the definition of recreational vehicle park in Chapter 1
  • Amendment of the recreational vehicle park district standards in Chapter 4 to remove any reference to ìtemporary stayî
  • Modification of principle use table 5-1 to allow ìtiny house, recreational vehicle parkî and ìtiny house, single lotî in the A-35 agricultural, A-5 agricultural, RR-5 residential rural, R-T residential topographic, F-5 forestry, MHP mobile home park, MHS mobile home subdivision, and MHPR mobile home park rural zoning districts
  • Adding use-specific standards for ìtiny house, recreational vehicle parkî and ìtiny house, single lotî
  • Modification of the use-specific standards for a guest-house to allow for tiny houses
  • Modification of the development standards for temporary housing in Chapter 5 to include the use of tiny houses
According to documents submitted to the EPC planning commission Nov. 7, the changes to the LDC were prompted by frequent inquiries the county received regarding regulations and allowances for tiny houses since the March 14 hearing on the Simpson Tiny Home variance-of-use request.St. Benedictís Catholic ChurchThe commissioners approved the final release of funds for grading and erosion control at St. Benedictís Catholic Church for $12,037.75. All improvements have been completed and inspected.Bennett channel drainage improvement projectThe BOCC approved a non-exclusive permanent easement and real property donation from property owned by Daniel and Tia Ferguson Family, LLLP, in relation to the Bennett Channel Drainage Improvement Project.Santa Fe SpringsThe commissioners unanimously approved a map amendment to rezone the seven Santa Fe Springs PUDs from PUD to A-35 agricultural zoning. The property is located south of Judge Orr Road and east of Curtis Road and consists of 76 parcels, totaling 6,419.12 acres.Park-n-RideThe BOCC approved a contract amendment to the intergovernmental agreement between the county and the Colorado Department of Transportation for the Park-n-Ride facility at Highway 24 and Meridian Road. The original IGA, approved in 2009, included lighting, curb and gutter, sidewalks, handicap ramps, parking lanes and landscaping for the facility. The amendment adds construction of the extension of New Meridian Road from Highway 24 to Falcon Highway and improvements to the intersections of Old Meridian Road and Highway 24 and New Meridian Road and Highway 24. Those improvements include removing the traffic signal at Old Meridian Road and Highway 24 and converting access control at this location to a right-in/right-out configuration, and also completing the intersection of New Meridian Road and Highway 24 as a signalized intersection with adequate turn lanes at all approaches.Construction on the project is anticipated to begin in 2018 and be completed in 2019.The Trails in LatigoThe commissioners approved a two-year extension of time to record the final plat requested by Falcon Latigo LLC for The Trails in Latigo Filings 9 and 10.Filing 9 consists of 191.23 acres, and is located at the southwest corner of the intersection of Eastonville Road and Latigo Boulevard. Filing 10 consists of 96.45 acres, and is located at the northwest corner of the intersection of Eastonville Road and Latigo Boulevard. Both filings are zoned residential rural.
