Meridian RanchThe El Paso County Planning Commission heard several items regarding development in Meridian Ranch, including a sketch plan amendment presented by GTL Development, LLC to replace about 15 acres of commercial zoning from the Meridian ranch Filing 4 development area with single-family residential use lots. The area is at the northeast corner of Meridian Road and Stapleton Drive.GTL also requested approval of a rezoning amendment to a 14.93-acre portion of the commercial Tract F in the Meridian Ranch Filing 4 Planning Unit Development. The request was about rezoning the PUD to a commercial regional district. The area is at the northeast corner of Meridian Road and Stapleton Road. GTL also requested approval of the preliminary plan and approval of the final plat to develop four commercial lots in this area.Within that same Tract F, GTL requested a rezoning approval for the remaining 14.65 acres of PUD to single-family residential lots. That section would consist of 62 residential lots on 10.01 acres, 3.35 acres of right-of-way and 1.29 acres of open space. GTL also requested approval of the preliminary plan and a request for approval of the final plat for this area.The planning commission unanimously approved all of the requests and will forward each request to the El Paso County Board of County Commissioners for consideration.Doug Woods, vice president of GTL, said that grading is now being done on the 62 single-family lots and proposals for constructing the commercial space include a 29,000-square-foot multi-tenant retail space and a 10,000-square-foot, stand-alone structure.Woods said there has been a lot of interest in leasing the retail space. ìRight now, weíve had interest from a liquor store, restaurant, dry cleaners, day care and possibly a gas station and convenience store,î he said. No leasing contracts have been signed, Woods said.Paintbrush HillsThe planning commission heard a request from Six Ninety Nine LA LLC for approval of the final plat for an 89 single-family residential subdivision on 18.1 acres. The site is at the northwest corner of the intersection of Stapleton Drive and Towner Avenue. The commission unanimously approved the request.The BOCC heard this item at a later date and approved the request.Meadow Lake Industrial ParkThe planning commission heard a request from GRR Partners, John Ventimiglia and Kevin OíNeil for approval of a PUD zoning and conceptual plan. The plan identifies 254.5 acres of industrial-and-commercial-use lots as the final plan. The parcels are adjacent to Meadow Lake Airport at the northwest intersection of Falcon Highway and Curtis Road.The planning commission voted to deny the request in a split decision, with five no votes and three yes votes. The item will be forwarded to the BOCC for consideration.Majestic PinesThe BOCC heard a request by Dean and Kristi Couture for approval of the final plat of a parcel in Majestic Pines Filing No. 1. The parcel is zoned Residential Rural and is in the Black Forest Preservation Plan area. The request was for platting 13 single-family residential lots, a future development tract, a non-development tract that has an existing cabin, pond and barns; and a public right-of-way on 66.47 acres.The Coutures also requested approval of the final plat of a parcel in Majestic Pines Filing No. 2. The parcel is zoned Residential Rural. The request was for platting eight single-family residential lots and a public right-of-way on 24.04 acres. The BOCC approved both requests.Bent GrassThe BOCC heard two requests from R.W. Case II, Lindsey Case and Raymond and Tanya Reilly for approval of the Bent Grass East Commercial Filing 2. The area is west of Meridian Road and north of Owl Road. The request, a final plat and a preliminary plan for the parcel, proposed three commercial lots, a drainage tract, a future development tract and a public right-of-way on 10.3 acres.The BOCC approved both requests.Falcon School District 49The BOCC approved a resolution to accept a quitclaim deed from Falcon School District 49 for a property located at 1750 Piros Drive Tract A, within Constitution Hills Filing No. 1. The property will go back to the district through a revised reverter clause. A clause within the deed states that if that parcel is not used and maintained as a park, El Paso County can take it back to create a park. The BOCCís approval of the resolution allows the district to maintain possession of the land.
