The Reserve at Corral Bluffs subdivision

The El Paso County Board of County Commissioners unanimously approved the preliminary release of funds associated with a letter of credit for the Reserve at Corral Bluffs Filing No. 3 subdivision for $224,041.75. All improvements have been completed and inspected.

The Retreat at Timber Ridge subdivision

The BOCC unanimously approved the partial release of funds associated with a bond for the Retreat at Timber Ridge Filing No. 2 subdivision for $3,894,671.80. Improvements within the filing have been partially completed and inspected.

Judge Orr Ranchettes subdivision

The commissioners unanimously approved the final release of funds associated with a bond for the Judge Orr Ranchettes subdivision for $34,232.94. All improvements have been completed and inspected, with no public improvements to hold for defect warranty.

Paint Mines Interpretive Park Master Plan

The BOCC unanimously approved a professional services agreement and purchase order for DHM Design Inc. for development of the Paint Mines Interpretive Park Master Plan for $199,621. Due to a surge in visitor traffic to the site, vandalism, vehicle congestion, user-created social trails, visitors climbing on rock formations and overall site degradation has occurred. A comprehensive plan is necessary to create a long-term solution to these issues.

Murr property subdivision

The commissioners unanimously approved a request by Erik and Sharon Murr to create four single-family residential lots on 37.4 acres, zoned residential rural-5. The property is located on the north side of Davis Road, about 0.5 miles west of Curtis Road.

Rex Road/Meridian Road intersection

The BOCC unanimously approved a possession and use agreement with the Meridian Service Metropolitan District associated with the Rex Road and Meridian Road intersection improvements. The agreement will allow the EPC Department of Public Works to acquire several easements from the MSMD for $107,400.

The commissioners also unanimously approved a memorandum of agreement for a special warranty deed, a permanent easement agreement, and a temporary construction easement agreement from property owned by Bonnie J. Ward for $25,400 in relation to the Rex Road/Meridian Road intersection improvements.

The BOCC also unanimously approved a development agreement with GTL Development Inc. to share the cost of a traffic signal installation and components for the Rex Road/Meridian Road intersection improvements, designating $413,154.50 as GTL’s contribution.

Hill property subdivision

The commissioners unanimously approved a request by Douglas and Katherine Hill to replat 14.69 acres from one residential lot to three residential lots. The property, located at 6910 Alpaca Heights, is zoned RR-5.

Foundation Lutheran Church subdivision

The BOCC unanimously approved a request by Foundation Lutheran Church for the final plat of 5.968 acres as one commercial lot. The property, zoned commercial regional, is located at the southwest corner of the Towner Avenue and Londonderry Drive intersection, about 0.75 miles west of the Londonderry Drive and Meridian Road intersection.
