Development going forward

Greg Timm said road construction is about to start for the New Falcon Highlands residential development (Falcon Highlands LLC) on the southwest corner of Woodmen Road. Tamblin Road (the Shops at Woodmen Hills) borders the residential community on the other side. Ray O’Sullivan is the developer, and his initial plans – Phase 1 – include 126 homes on quarter to one half-acre lots that will be ready for occupancy in the spring of 2005. The entire residential project calls for 467 quarter and half-acre lots on a total of 353 acres. Phase II is scheduled to begin in another year.Timm said revised plans for an adjacent commercial site have been submitted to the county, and the plans will be reviewed in July. The commercial site in reference is the King Soopers complex. Timm said it’s a well-known fact that King Soopers is coming to town. “King Soopers usually has 10 to 15 stores that complete their shopping center,” Timm said. The water tanks that will serve the development will soon be put in at the site, Timm said.Jody Sitkoski, JDS Real Estate Group, is the broker handling the sale of business sites for the Claremont Business Park, located at Highway 24 and Marksheffel Road. The business park is approximately 83.88 acres – parcel sizes vary from one-half acre to 10 acres. The northern half of the business park is light industrial and the southern half is commercial and retail. Hammers Construction is the contractor, and, according to a press release from JDS, the business park should “reach build out in two years.”
