Prairie Ridge Metropolitan District

The El Paso County Board of County Commissioners unanimously approved two urban parks lands agreements with Classic Homes and Prairie Ridge Metropolitan District No. 1 for the Retreat at Prairie Ridge Filing Nos. 1, 2 and 4, and the Retreat at Prairie Ridge South. The residential development is 142 acres, located at the Vollmer Road and Briargate Parkway intersection. Combined, the development will include 593 single-family residential lots, and the metro district has stated an intent to construct urban park amenities within each filing.

The urban parks lands agreements credit the metro district for the urban park fees associated with the development for a total of $179,679. The district estimates the urban park improvements will cost a combined total of $1,613,604, which exceeds the combined value of the urban park fees.

The urban park improvements are subject to review and acceptance by EPC, and all improvements shall be installed in compliance with EPC regulations, resolutions and standards, and will be maintained by the Prairie Ridge Metro District.

The commissioners unanimously approved a request by Christine Tschamler to create three single-family lots on 19.39 acres, located northeast at Lil Squirrel Lane and Black Squirrel Road. The property is zoned residential rural-5.
