Meridian Ranch subdivision

The El Paso County Board of County Commissioners unanimously approved the final release of funds for Rolling Hills Ranch at Meridian Ranch Filing No. 1 for $712,222. There are no public improvements to hold for a defect warranty.

The commissioners also unanimously approved the final release of funds for the Estates at Rolling Hills Ranch Filing No. 2 for $491,232.98. All improvements have been completed and inspected.

Falcon Ranchettes

The BOCC unanimously approved a request by Galloway & Company Inc. to vacate and replat 9.604 acres to create two commercial lots and one tract. Located at 11750 and 11690 Owl Place, the property is zoned commercial service.

The Commons at Falcon Field

The commissioners unanimously approved a request by Falcon Field LLC for the preliminary plan to create 169 single-family residential lots, eight commercial lots and seven open space, utility, drainage and right-of-way tracts. The 57.67-acre property is zoned commercial regional, residential suburban-5000 and residential multi-dwelling. It is located on the south side of Highway 24, at the Woodmen Road and Highway 24 intersection.

The Estates at Cathedral Pines

The BOCC unanimously approved a request by Villagree Development LLC to rezone 35.09 acres from residential rural-5 to planned unit development with a preliminary plan depicting eight single-family residential lots, and two open space tracts to provide 2.5 acres of open space, 2.3 acres of easements for open space preservation and one private road tract. The property is located on the west side of Winslow Drive, about one mile northwest of the Shoup Road and Milam Road intersection.

Fox Run Regional Park

The commissioners unanimously approved a request for a grant application to Colorado Parks and Wildlife for the Fox Run Canopy Walk. The Canopy Walk will be an educational hub for hands-on learning, outdoor exploration, accessibility and stewardship. It will begin with an observation tower to provide access to the forest canopy and will feature an externally wrapped staircase and elevator for ADA (Adults with Disability Act) access. An elevated ADA-compliant canopy walk will extend from the tower into the forest, ending at the adjacent hillside. Construction is anticipated to start in late 2025 and the estimated project cost is $3 million. The Parks and Community Services department has committed $1.75 million and will request $1.25 million from the Land and Water Conservation Trust Fund in the form of a grant.

Double Spur Ranch

The BOCC unanimously approved a request by Dan Kupferer to create three single-family residential lots on 40 acres, zoned RR-5. The property is located at 12420 North Meridian Road, about 0.1 miles south of the Latigo Boulevard and North Meridian Road intersection.

Peerless Farms

The commissioners unanimously approved a request by Robert and Wendy Williams to create seven single-family residential lots on 40.01 acres, zoned RR-5. The property is located at 16975 Falcon Highway.

8304 and 8308 Cessna Drive

The BOCC unanimously approved a request by Sund Estate Management Corporation to allow a commercial vehicle repair garage in the residential-4 planned development zoning district located at 8304 and 8308 Cessna Drive. The property is located within the Meadow Lake Airport, within the general aviation overlay district, south of Judge Orr Road and east of Highway 24.

Prairie Ridge Metropolitan District Nos. 1-3

The county commissioners unanimously approved a request from Classic SRJ Land LLC and Spencer Faine LLP for a Colorado Revised Statute Title 32 Special District Service Plan for the Prairie Ridge Metropolitan District Nos. 1-3. The 142-acre property is zoned RR-5 and located south of Poco Road and west of Vollmer Road. The service plan includes the following: a maximum debt authorization of $50 million; a total maximum combined residential mill levy of 60 mills; street improvements, transportation and safety protection; design, construction and maintenance of drainage facilities; design, land acquisition, construction and maintenance of recreation facilities; mosquito control; design, acquisition, construction, installation, operation and maintenance of television relay and translation facilities; design, construction and maintenance of a water system including fire hydrants; sanitation systems; security services; and covenant enforcement.
