Falcon Marketplace update

Russell Perkins, principal at Evergreen Devco Inc., the owners of Falcon Marketplace, said they are expecting to see some of the tenants start vertical construction soon.ìIn King Soopers case, I think the labor issues they were dealing with earlier this year slowed them down a bit, but I believe all of that is behind them now and they should be getting their construction wheels in motion imminently,î he said.Several of the tenants officially own their own parcel of land like King Soopers, and Perkins said they are highly motivated to start construction and open for business as soon as possible.

• Lot 1: They are in discussion with a potential tenant.
• Lot 2: King Soopers
• Lot 3: King Soopers fuel
• Lot 4: Discount Tire
• Lot 5: In escrow for a hamburger-based restaurant
• Lot 6: Not officially spoken for, but they are working on a couple of options for that parcel
• Lot 7: Purchased by a national dental group; they plan to construct a multi-tenant building to house their dentist and some unrelated retail services.
• Lot 8: Panda Express just purchased this lot.
• Lot 9: They expect to announce a land transaction to close by the end of March.
• Lot 10: Super Star Car Wash
• Lot 11: Dutch Bros. Coffee ó their planning and construction documents are progressing.

Jonathan Kierman, executive vice president of Super Star Car Wash, said they have been in Arizona since 1993 and expanded from there into California. He said when they looked at potential growth opportunities and new markets, they determined that Colorado is an attractive market based on the need for car washes. They plan to break ground in a couple of weeks with an expected 190 day build time if everything goes as planned, Kierman said. The car wash will have a 150-foot tunnel, 32 free vacuum bays, free micro fiber towels, compressed air and air pressure gauges, he said.ìWe are unbelievably excited to come to Falcon, and canít wait for the local community to come see us; we put out an unbelievable car wash,î Kierman said. Super Star Car Wash also focuses on being involved with serving the local community, he said.ìWe pride ourselves in being more than just a car wash, but also being a part of the fabric of that community,î Kierman said.The NFH contacted King Soopers for a comment on a timeline for construction; they did not reply.
