Estates at Rolling Hills RanchThe El Paso County Board of County Commissioners unanimously approved the final release of bond funds for subdivision improvements for the Estates at Rolling Hills Ranch Sub Filing No. 1 for $89,201.93. All subdivision improvements have been completed and inspected.Paint Brush Hills subdivisionThe commissioners unanimously approved a public right of way license agreement for Lot 2 in Paint Brush Hills Filing No. 12. The lot, which is adjacent to Keating Drive, is owned by the Tucker Family Trust who wishes to install and maintain improvements, which will partially encroach upon an EPC right-of-way. The license agreement will permit that.The BOCC unanimously approved the final release of three letters of credit as follows: Filing No. 13B for $50,430.80; Filing No. 13C for $267,203.80; and Filing No. 13D for $203,709.60. All improvements have been completed and inspected.The commissioners also unanimously approved acceptance of Filing Nos. 13B, 13C and 13D into the EPC road maintenance system.Meridian Road/Falcon Park N Ride projectThe BOCC unanimously approved a contract amendment and change order to HDR Engineering Inc. for transportation planning and civil engineering design services for the Meridian Road/Falcon Park N Ride project for $112,637. With the conversion of Old Meridian Road to a right-in/right-out intersection as part of the Pikes Peak Regional Park and Ride Plan technical memorandum and the stormwater improvements along that same road, pedestrian travel to new commercial developments is limited to the roadway shoulders, which does not meet ADA requirements. The new commercial developments agreed to deposit funds into escrow to use for the future design of sidewalks along Old Meridian Road. The scope of the original contract does not include the sidewalk design plans, prompting the contract amendment and change order.The Reserve at Corral Bluffs subdivisionThe commissioners unanimously approved a request by Corral Ranches Development Co. for the final plat to create eight single-family residential lots and one tract on 60.99 acres. The property is zoned residential rural-5 and located on the south side of Solberg Court, about one-half mile east of the Meridian Road and Blaney Road intersection and included within the boundaries of the Highway 94 Comprehensive Plan.Grandview Reserve Metropolitan District Nos. 1-4The BOCC unanimously approved a request by 4 Site Investments LLC, Linda Johnson-Conne, Tracy Lee, Debbie Elliot and Peter Martz for a Colorado Revised Statutes Title 32 special district service plan for the Grandview Reserve Metropolitan District Nos. 1-4. The 767-acre property is zoned residential rural-2.5 and located immediately east of Eastonville Road and west of Highway 24. The service plan includes a maximum debt authorization of $295 million, a total maximum combined residential mill levy of 65 mills and a total maximum combined commercial mill levy of 45 mills. Statutory purposes of the district include street improvement and safety protection; design, construction and maintenance of drainage facilities; public water and sanitation systems; design, land acquisition, construction and maintenance of recreation facilities; mosquito control; design, acquisition, construction, installation, operation and maintenance of television relay and translation facilities; and covenant enforcement. The property is located within the boundaries of the Falcon/Peyton Small Area Plan. (See more on this development on the Front Page and in the Feature Stories section.)Courtyard at Woodmen Hills West subdivisionThe commissioners unanimously approved the final release of an irrevocable standby letter of credit for improvements in the Courtyard at Woodmen Hills West subdivision for $7,182. All improvements have been completed and inspected.Rapson propertyThe BOCC unanimously approved a request by Andrea and William Rapson for a minor subdivision to create two single-family residential lots on 19.6 acres. The property, zoned RR-5, is located southeast of the intersection of Hardy Road and Black Squirrel Road, about 1 mile north of Hodgen Road and is included within the boundaries of the Black Forest Preservation Plan.Bridle Bit Ranch propertyThe commissioners unanimously approved a request by Nicole Telle to vacate and replat one single-family residential lot into two single-family residential lots on 10.12 acres of the Bridle Bit Ranch Filing No. 1A. The property, zoned RR-5, is located on the west side of Bridle Bit Road, about 1 mile east of the Shoup Road and Highway 83 intersection and located within the boundaries of the Black Forest Preservation Plan.Sterling Ranch propertyThe BOCC unanimously approved a request by SR Land LLC, Morley Bentley LLC, Trader Vics LP, 8335 Vollmer Road LLC, and Challenger Communities LLC, for the final plat to create 49 single-family residential lots and tracts on 49.54 acres of the Sterling Ranch Filing No. 2. The property, zoned residential suburban-5000, is located west of Dines Ranch Road, at the northeast corner of the Vollmer Road and Tahiti Drive intersection.
