It is a sellerís market right now; there arenít enough homes to satisfy the amount of buyers; and Dave Genevich, a Realtor with EXIT Realty Meridian Ranch, said that scenario creates a perfect storm for many buyers.Higher home prices are ìgreat for sellers but can create a hurdle for some buyers, especially first-time home buyers,î he said. However, lower interest rates gives buyers more buying power, he added. ìWhile new homes and apartment complexes continue to be built, we are also experiencing job growth, so the inventory equation seems to be staying steady at lower inventories and higher demands,î he added. Falcon is more challenged by a lack of inventory than Colorado Springs, Genevich said.Genevich has been a Realtor with EXIT for about three years; with nine agents in the Meridian Ranch office, they have a combined experience of 40 years, he said. ìWhile our primary focus is our immediate area ó Meridian Ranch, Woodmen Hills, Paint Brush Hills, etc., ó and we also have agents in our office that serve other parts of the metro area, including all the way to Fountain, Lorson Ranch, Briargate/Northgate and the rest of the Springs,î he said.Genevich moved to Colorado from Chicago, and said the ìsocial nature of the Shops at Meridian Ranch makes it (Falcon) a great place to be involved with and a part of the community.ìI love the feel of the community ñ- it reminds me a little of how things used to be ó neighbors who know each other, a bit of a small-town feel, in a welcoming, open way.îHis daughter is a competitive figure skater, which prompted the move from Chicago to Colorado.Genevich built a home in Wolf Ranch to be closer to the city for his daughter, who trains in Monument and attends the University of Colorado Colorado Springs. His wife works in the Pikes Peak Library District.ìMy wife and I spent a lot of time in ice rinks, so itís really nice to have the type of sunshine and climate we are now privileged to experience,î he said. ìWe couldnít be happier here, and are thrilled to call this our forever home.
