The Reserve at Corral BluffsThe El Paso County Planning Commission heard a request Dec. 3 from Corral Ranches Development Co. for approval of the final plat. The parcel totals 32 acres and is zoned residential rural. It is located south of Blaney Road, west of Davis Road and at the dead end of Hoofbeat Road.The final plat includes six single-family lots with a minimum lot size of 5 acres and a public right-of-way. It is part of the overall preliminary plan that includes 31 single-family residential lots, with 19.6 acres reserved for use as open space, trails and storm water management.The planning commission unanimously approved the request. The request will move on to the EPC Board of County Commissioners for approval.Walden Preserve Metropolitan DistrictThe planning commission heard a request from Duncan Bremer, the attorney representing Bill and Matthew Dunston, to obtain a second continuance for the original request of approval for the Walden Metropolitan District. The first request for approval was scheduled Oct. 1 but was continued to Dec. 3.Bremer said the application is not ready and the formation of a metropolitan district before the BOCC has approved the Planned Unit Development of the Walden Preserve was premature. The planning commission voted to approve the PUD but the BOCC has yet to add that item to their agenda.The planning commission unanimously approved the request for a second continuance and scheduled the item for the Feb. 18 meeting.Ellicott Town Center Metropolitan DistrictThe planning commission heard a request from the Ellicott Town Center Metropolitan District to change the water and wastewater service provider identified in the approved service plan from the Sunset Metropolitan District to the ETCMD. Cassia Furman, attorney with McGeady Sisneros, said the change would simply delete references to Sunset Metro.The planning commission unanimously approved the request.
