Village at Falcon replaces Courtyards West at Woodmen Hills

The Village at Falcon subdivision, formerly the Courtyards West at Woodmen Hills, is once again under development. The property is located east of Mountain View Electric, west of Meridian Road and just north of Woodmen Road.According to the May 2010 issue of The New Falcon Herald, the subdivision had been planned for 197 houses and had targeted active adults over age 50. When the original recorded plat was approved several years ago, three houses were built ñ and nothing else has been built since. Meanwhile, the owner of the land, Jack Weibking, sold his business, MasterBilt Homes, to Jim Stiltner and Clark Sundall. Fast forward to 2013, and the three men are combining efforts to breathe new life into the project. ìI do own the land out there, but Iím doing a joint venture with my former company,î Weibking said. ìIím kind of trying to save it (the development). The infrastructure is there but itís damaged.î Weibking said they need to bring a little TLC to the subdivision.Weibking said Masterbilt has started construction on two homes, one of which will be a model. Most likely, they will build three homes at a time and then market them to the potential buyers,î he said.ìItís like a phoenix coming out of the ashes,î Weibking said. ìIím renaming it the Village at Falcon. It will be smaller lots, and there will be some community property and probably a playground, so it will appeal to everybody.îGone is the idea of trying to attract the active adult community only, he said. ìI can see us appealing to everybody,î Weibking said. ìWeíll offer floor plans that appeal to everyone. Weíll be at a price point that probably no one else can hit.îThe property has been replatted from 74 lots to 65, with about 4,000 square feet per lot, he said. In an effort to save water and draw families that donít want to worry about too much upkeep on their yards, Weibking said the small lots will also have some xeriscaping already completed.Ideally, Weibking said he would like to sell about two to four houses a month until the property is fully developed.
