WaterburyLocated east of 4 Way Ranch, north of Stapleton Drive, west of Highway 24 and southeast of the intersection of Londonderry Drive and Eastonville Road, the Waterbury Planned Unit Development consists of 322 total acres, with 1,010 units proposed.On Aug. 27, the El Paso County Board of County Commissioners approved phase 1 of the preliminary plan requested by 4 Way Ranch Joint Venture LLC, which includes 196 single-family lots on 61.85 acres. The acreage also includes 35.79 acres of single-family residential uses, 11.25 acres of right-of-way, 0.78 acres of private alley ways and 14.03 acres of open space.Also included in the preliminary plan is a 3-acre recreation center and several water features, such as ponds that will serve to aesthetically enhance the landscape.According to a review of the preliminary plan by geological consultants John Himmelreich & Associates, the water demand for the 196 lots and the recreation center is estimated to be 70.1-acre feet per year and will be provided by the 4 Way Ranch Metropolitan District.Whispering SpringsLocated south of Barnes Road, west of Antelope Ridge Drive and north of Constitution Avenue, Whispering Springs PUDís first phase includes 45 single-family residential lots with one lot to be used for a charter school. The second phase includes 46 single-family lots and a tract of land to be used as a pocket park. The phases are proposed for construction on about 31 total acres.Whispering Springs LLC requested that both the preliminary plan and the PUD be amended to reflect a name change from the Ranch at Whispering Springs PUD to Whispering Springs PUD, which was approved by the EPC commissioners Aug. 27.Whispering Springs also proposed filing No. 1 of the final plat for the residential and institutional subdivision. The filing 1 plat area includes 6.45 acres of single-family residential lots, a 12.67-acre lot slated for a charter school, 2.17 acres for a right-of-way, a tract of 0.74 acres and 8.99 acres available for future development. This proposal was approved by the EPC commissioners Aug. 27.Painted Sky at WaterviewLocated north of Bradley Road, south of Powers Boulevard, east of Grinnell Boulevard and northeast of Goldfield Drive, the Painted Sky at Waterview subdivision is a PUD on about 61.96 acres. It will include 93 single-family residential lots.Waterview Investments LLC requested the final plat of filing 5, which contains 14.4 acres of single-family residential lots, 6.48 acres of right-of-way and a 41.11-acre drainage system, open space and a future development tract. This request was approved by the EPC commissioners Aug. 27.Cuchares RanchLocated south of Drennan Road and east of Marksheffel Road, the site is zoned residential suburban and totals 16.18 acres.FMI Cuchares Ranch LLC requested approval of the final plat filing 6, which includes subdividing the property into 61 single-family residential lots. The EPC commissioners approved this request Aug. 27.
