Residents in the Falcon Ranchettes subdivision will soon be noticing construction on a new 7-11 store on the undeveloped land known as the Bentgrass subdivision. John Maynard with NES Urban Design said the lot is 1 acre and zoned for commercial development.According to the March 3, 2007, issue of The New Falcon Herald; in 2004, plans were submitted to the El Paso County Board of County Commissioners that would have allowed for the residential development of 542 housing units on the land. The request was denied but resubmitted in 2007; at that time, the preliminary plan was approved. However, Maynard said nothing much has happened with the residential plans since then.ìOur plans (for the 7-11) go to the planning commission in the first week of March and then will go to the BOCC in April,î Maynard said. ìSome utility work might begin before the summer, but the store wonít be open for business until summer.î
