Approvals for the following developments have been confirmed.MERIDIAN RANCH – FALCONFiling 3Request by GTL Inc. for final plat approval of 256 acres to allow for the development of 482 residential lots, golf course tracts, buffer and open spaces. The property is located east of Meridian Road and north of Stapleton Road, within the Falcon/Peyton area.Filing 4Request by Meridian Ranch Investments for final plat approval of 85.19 acres to allow for the development of 96 residential lots, golf course tracts, future commercial development tract, buffer and open spaces. The property is located east of Meridian Road and north of Stapleton Road, within the Falcon/ Peyton Planning area.Filing 6Request by GTL Inc. for preliminary plan approval for 17.83 acres to allow for the development of 54 residential lots, Meridian Ranch Filing #6. The property is zoned PUD (Planned Unit Development) District and is located east of Meridian Road and north of Londonderry Drive, within the Falcon/ Peyton Planning Area.Michael Garrott, El Paso County Planning Commission’s Project Management Group manager, said all Meridian Ranch filings are in the final plat stage. Filing #4 was sent to the planning commission and the board of commissioners for approval on Oct. 17. There are no hearings set at this time for Filings 3 and 6.PRAIRIE VISTA MEADOWS – FALCONFiling 2Request by Prairie Vista Investments, LLC for approval of a final plat. The properties are located at the southeast corner of Elbert Road and U.S. Highway 24 and lie within the Falcon/ Peyton Comprehensive Plan. The request encompasses approximately 160 acres and is a continuation of an already approved, greater Prairie Vista Meadows project to the north.Filing 3Request by James K. and Carol L. Werner for final plat approval of Prairie Vista Meadows Filing No. 3. The proposed 32.84-acre subdivision is in the RR-3 (rural residential) zone district. The subdivision includes six single-family lots with a minimum lot size of 5.05 acres. The property is located 1/4 mile east of U.S. Highway 24 and 1/4 mile south of Scott Road and within the Falcon/Peyton comprehensive planning area. Approval includes authorization for the chair to sign the Subdivision Improvements Agreement. Approved unanimously with conditions and notations by the planning commission on Aug. 15.Garrott said all the filings for Prairie Vista Meadows have been approved and recorded. “They should be filed with the [El Paso County’s] clerk and recorder’s office,” he added. “They should be at the point where they have started issuing building permits out there. I know they have already started building some houses already.”SECLUSION SUBDIVISION – BLACK FORESTFiling 1Request by David Jenkins, Development Management Inc., for final plat approval of 314.15 acres to allow for the development of 60 single-family lots, with 3.4 07-acre minimums, Seclusion Subdivision. The property is located 1/2 mile north of Burgess Road and east of Goodson Road, within the Black Forest planning area.This development is still in its early stages, Garrott said. “This is still pretty early in the review process. I’m guessing it will be a while before it goes to a public hearing. At least three or so months.DREAMWORLD ESTATES – ELLICOTTRequest by All American Land Ventures for approval of a preliminary plan of the Dreamworld Estates Subdivision, consisting of approximately 317.95 acres, proposed for 97-single family lots. The property is zoned RR-2 and is located west of Ellicott Highway and north of Speer Road, within the Ellicott Valley Planning area.Garrott said Dreamworld Estates is another development that is in the beginning of the approval process. “This one is a recent submittal,” he said. “It came in the late part of August.”
